Mr. Livingston graduated from Sul Ross State University in 1992 with a Bachelor of Business Administration with a concentration in real estate and finance. He has over 27 years of experience in the real estate, construction, and land development industries. Mr. Livingston has developed a stellar reputation amongst industry peers and his builder clients are many or the largest regional and national builders in America.

In 1993, Mr. Livingston co-founded a real estate development firm, C & SL Developers, which was based out of Houston, Texas. C & SL Developers specialized in land re-development and construction in the Galleria District of Houston, Texas.

In 1996, Mr. Livingston, following his own vision, established Shannon Livingston Companies, Inc. The company’s initial focus was on the re-development and construction of high-end residential properties in River Oaks, Memorial and Tangle Wood neighborhoods of the Houston area. In 2003, Mr. Livingston expanded his business to the Central Texas markets and became heavily involved in land development projects. Seizing an opportunity in a growing market, Mr. Livingston developed many commercial use sites and thousands of residential lots in subdivision communities across the San Antonio metroplex. Mr. Livingston’s San Antonio master-planned community, Stillwater Ranch, was recognized by Metrostudy as being in the top five selling subdivisions from 2012-2017 and the number one selling subdivision in the San Antonio MSA in 2014 and 2015.

Throughout his career, Mr. Livingston has managed in excess of twenty project companies simultaneously and has been responsible for directing all aspects of project processes including identifying raw land, contract negotiation, property review, underwriting, acquisition, entitlements, project financing, creative design oversight, development, builder architectural controls, project management, general contractor for all common area vertical improvements and landscape, project branding, programming company management, and marketing through final divestiture.
